Our projects start with an initial consultation where we can establish your brief and the full extent of the project. From this point we prepare initial sketch designs and build a proposal package which includes 2D floor plans and elevations together with 3D visuals to help you visualise the project. Our standard delivery for initial sketch proposals is 3 weeks from the date of the initial meeting.

Planning permission is a complex process. Planning is required for most building works, engineering works and for changes in use of buildings and land. We are highly experienced in preparing drawings and applications for submission to our local council planning departments and work closely with Dundee, Angus and Fife council planning department to work towards the best possible outcome.  We prepare and submit the planning application electronically on your behalf to the relevant Council authority.  The regulation time for planning approval is a minimum 8 weeks after the submission date.

It is most likely that you will need a building warrant if you are considering making changes to your  building. We fully prepare building warrant drawings based on an approved design (this may mean planning permission is required in the first instance). As part of the building warrant submission it may be necessary to employ a specialist consultant such as a Structural Engineer, Quantity Surveyor, Environmental Consultant or an M&E Engineer. We will work on your behalf to issue drawings and request fee quotations from our network of specialist teams. When the building warrant application is complete we will submit the application electronically to the local Dundee, Angus or Fife council departments. The regulation time for Building Warrant Approval is approximately 8 weeks for submission.

Once we have a clear idea of the scope of works involved in your project we can simplify the process of choosing contractors for you by putting the work out to tender on your behalf. Brunton Design will prepare tender documents and issue construction drawings to Contractors for pricing. Once we have received the tender responses we will send a summary to you to review. As part of the tendering process we will prepare and issue Health and Safety Plans with the tender documents.

Depending on the project you plan to undertake it may be necessary to employ a specialist such as a Structural Engineer, Quantity Surveyor, Environmental Consultant or a M&E Engineer. These specialist services can often be a critical part of the project. We can issue drawings and request fee quotations on your behalf to consultants we currently work with. Upon receipt of the fee quotations we will  provide you with a package including the fee quotations and a summary for you to review prior to your instruction to appoint a chosen specialist.

Brunton Design can be part of the process from concept to completion. Once the project is up and running  we will complete monthly site inspections for the duration of the construction and will issue the required Valuation Certificates. We carry out a completion inspection and will submit the Completion Certificate to your local council on completion of the works. We are more than happy to do a final inspection/snagging visit if it is required. Finally we will issue the Final Valuation Certificate on expiry of the retention period.
